Cleanouts down to the bare floor
When a house, garage, storage unit or shop has to be emptied, we empty it. Everything goes on the truck and trailer, and we clean up once the last load is out.

What kinds of places do we clear?
These are all on our cleanout list:
- Houses and whole properties, including basements, attics, crawl spaces, garages and yards
- Apartments, storage units and hotels
- Restaurants, offices and stores
- Estates, foreclosures and bereavement cleanouts
- Hoarding
How it differs from junk removal is where it stops. A junk job is over when the pile is gone. A cleanout is over when the space is empty.
An estate cleanout, August 7
That property needed a serious cleanout. We went in, got to work, hauled it all away and left the place clear for its next owner. The reel from that job runs two minutes and thirty-five seconds.
If you’re handling an estate, decide what stays before the crew starts, and mark it: tape, a sticky note, a closed door. What’s marked stays put. Pull the paperwork first, too: bills, deeds, photographs, anything in a desk drawer or on a closet shelf that the family will want later.
Before
AfterA workshop, before and after
Another cleanout this year began in a workshop so crowded you could barely walk through it, and ended with the floor open again. One of our posts summed up a job like it in a line: unwanted furniture, shelving and junk picked up and hauled away to clear up space for the client. Garages and shops tend to go that way, years of “I’ll sort it later” in one room.
Attics, crawl spaces and the back of the yard
The hardest part of most cleanouts is the part nobody has looked at in years. Attics mean carrying boxes down a pull-down ladder. Crawl spaces mean working on your knees with a flashlight. Basements mean stairs, usually narrow ones, with every load. We take all three, along with garages and yards. Storage units are the opposite problem: one room, one gate code, and the facility’s hours to work within. One of this year’s jobs was a yard cleared, the junk removed, and all of it hauled off properly. If the house has an outbuilding or a shed that’s past saving, it can come down as demolition while we’re there.
Landlords, sellers and the county rules
Rental turnovers and foreclosures are cleanouts we take on. If you were planning to haul it yourself, read your county’s rules first. Williamson County’s convenience centers treat junk from a rental as a commercial load and won’t take it; the Franklin page has the details. Franklin County sends house, garage and rental cleanouts to the Republic transfer station in Estill Springs instead of its convenience centers. And Tullahoma’s city junk truck takes one or two items no bigger than a chair, with cleanouts excluded (from the city’s page as seen in a search excerpt, so confirm with Public Works).
After the last load
We sweep out what we empty. If the house needs more than a broom (bathrooms, a kitchen, floors ready for a showing), add cleaning to the same booking. For a free quote, call or text (931) 675-2475 with the address, how many rooms, and whether there’s an attic or basement in the mix.

Cleanouts: what people ask
How much does an estate cleanout cost?
Every estate is different, so we quote each one free. Tell us how many rooms there are, whether there’s an attic, basement or garage, and what the family wants kept. Call or text (931) 675-2475. The estate cleanout in our August 7 reel took a full property to clear for its next owner.
Do you do hoarding cleanouts?
Yes. Hoarding cleanouts are on our list alongside estates, foreclosures and bereavement work. We’ll want to know how many rooms are affected and whether any doorways are blocked. Tell us who will be there on the day and who decides what stays, so nothing is guessed at once the trailer is loading.
Can you empty a storage unit?
Yes, storage units are on our cleanout list. Get us the facility’s gate code and hours, and the unit size, say a 10x10 or a 10x20. Anything you’re keeping can come to your house on the same trip; that part counts as a move, and we do those too.
Do you clean out foreclosures and rental properties?
Yes. Foreclosure and rental cleanouts are both on our list, for owners and property managers alike. Whatever the last occupant left behind (furniture, trash, appliances, junk in the yard), we load it and haul it, and a cleaning can follow so the unit is ready to show.
Will you clean the house after it’s emptied?
We sweep up after every cleanout, and if the house needs a real cleaning, we do that too: bathrooms, kitchen and floors. Our October 13 post-construction clean in Dickson ran a floor scrubber over a hardwood floor, so an empty house is well within what we take on.
Can you clear out a restaurant or office?
Yes. Restaurants, offices and stores are on our commercial cleanout list. Tell us what stays with the building, what goes, and when we can get in, including early mornings before you open. Kitchens bring heavy equipment and coolers; offices bring desks and cubicles.
